We're currently getting £350pcm so based on the above it will return 9.8% Gross Yield. We have acheived rent as high as £425pcm in the past so at that level the return will be 11.9%

It looks to be in a ready to let condition but one thing I would advise you check out is the length of the lease remaining, which may affect your ability to get a mortgage (however at this price you may look to pay cash if this is a problem)
